How was this calculated?
- Source: the Perch & Acre listings database on 3 November 2026: priced listings drawn from the public adverts of 6 south-coast agencies (Lanka Real Estate, Lanka Island Properties, South Lanka Realty, Aqua Ceylon Properties, Ceylon Real Estate, South Sri Lanka Property).
- Segments: land is plots of land; built property is houses and villas, where the per-perch figure is the total price divided by the plot size, house included. Estates and commercial property are left out.
- Beachfront means the listing title says beachfront, oceanfront or seafront. Sea-view plots count as not beachfront, so treat that split as indicative.
- Duplicates: exact repeats (same town, segment, price and size) are counted once; the same property listed by two agencies at different prices may remain.
- Currency: prices are stored in LKR; some agencies advertise in USD and those were converted at an indicative rate.
- Limits: asking prices run above sale prices, and one agency can dominate a town. That is why the one-third rule exists.
How much is a perch of land on Sri Lanka's south coast?

Why is there no price for my town?
A town median is published only when it rests on at least 8 listings and no single agency supplies more than a third of them. Most towns do not pass yet, because supply is clustered by agency territory. We will add towns as more agencies list with us.
How much more does beachfront cost?
For built property, the beachfront median was LKR 2,497,673 per perch of plot against LKR 1,361,053 for property that is not beachfront, but the beachfront sample is thin (n = 8). The land beachfront figure did not pass the publication rule.
