Where is the best area to buy land on Sri Lanka's south coast?
It depends on what you want. Ahangama, Midigama and Kabalana are the most active land market; Weligama and Mirissa are the established resort towns; Thalpe, Habaraduwa and Koggala are the leafy middle ground near Galle; Dickwella and Hiriketiya are the new favourites; Tangalle is quiet, with larger parcels. Compare the towns above, then read can a foreigner buy land in Sri Lanka.
How much does land cost on Sri Lanka's south coast?
The median asking price for land was LKR 907,856 per perch across 160 agency listings on 3 November 2026. Town medians are not published yet because most towns have too few listings, or too many from one agency. These are asking prices, not sale prices. Method and table: south coast land prices.
Can a foreigner buy beachfront land in Sri Lanka?
Not freehold. A foreigner can take a lease of up to 99 years on beachfront land like any other land. Building within the 300 m coastal zone needs a Coast Conservation Department permit, so ask the department for the setback that applies before you agree a price. See the 8 steps to buy land safely.
