Best areas to buy land on Sri Lanka's south coast: town by town
The best area depends on what you want. Ahangama and Midigama are the most active land market, for surf and paddy views; Unawatuna and Thalpe suit villa buyers near Galle's schools; Mirissa and Weligama are busier and dearer near the beach; Hiriketiya is the fashionable bay; and Tangalle still offers acres rather than perches.

Galle, Unawatuna and Thalpe: closest to services
Galle has the cafés, the international school and the hospital, with Galle Fort a UNESCO World Heritage Site since 1988. Land inside the Fort is effectively unavailable, so the market is in restored townhouses and in the hills of Rumassala and Dewata. Unawatuna and Thalpe, five to twenty minutes east, form the villa belt: reef-protected swimming beaches and plenty of cafés. Most buyers here want a villa, or a plot to build one.
Ahangama, Midigama and Koggala: the surf and paddy heartland
Ahangama is the centre of gravity of the south coast land market. Kabalana and Midigama give it the surf, Koggala lake and the paddy behind the railway give it the views, and the expressway interchange at Imaduwa puts Colombo about two hours away. Expect a premium within a short walk of Kabalana beach. Paddy-view plots are cheaper but check the paddy rules before you buy.
Weligama and Mirissa: busy bays, scarce beach land
Weligama is the beginner-surf capital, a two-kilometre bay of gentle waves, and the most built-up stretch between Galle and Matara, so land near the beach is scarce. Mirissa has the whale-watching harbour and Coconut Tree Hill; beach land is expensive, and the value is on the hills behind and up the Polwatta river valley. Expect noise near the bay.
Hiriketiya, Dickwella and Tangalle: the eastern end
Hiriketiya is a horseshoe bay that went from fishing cove to the coast's most photographed beach in under a decade. Prices rise fast within the first kilometre of the bay and drop beyond Nilwella and Kudawella. Further east, Tangalle is the quiet end: long empty beaches, turtle nesting at Rekawa, lagoons, and large parcels of five to twenty acres that are rare west of Matara. The expressway extension with its Beliatta interchange makes it less remote than it looks.
Frequently asked questions
Where is the best place to buy land in Sri Lanka for a foreigner?
It depends on your plans. On the south coast, Ahangama is the most active market, Unawatuna and Thalpe are closest to Galle's services, and Tangalle offers the most space for the money. Foreigners lease rather than buy freehold; see the 99-year lease explained.
Which south coast town has the best investment potential?
We do not forecast prices. Look at what you can build (setback, paddy, slope), access to the expressway, and rental demand; the villa rental yield guide shows how different Ahangama and Weligama look on short-let data.
Is beachfront land worth the premium?
Only if the buildable depth after the coastal setback suits your plans. From Unawatuna to Goyambokka, just west of Tangalle, the setback is 35 m under the 2024 revised plan. See the coastal setback rules and beachfront land for sale.
How far is the south coast from Colombo airport?
A transfer from Bandaranaike International Airport to Galle takes about 2.5 to 3.5 hours door to door by the Southern Expressway, and longer to the eastern towns. Each town page gives the road distance to the airport and the nearest interchange.
Which towns are quietest?
Thalpe, Habaraduwa and Koggala are the leafy middle ground between Galle and Ahangama, Tangalle is the quiet end of the coast, and beyond Nilwella and Kudawella the land gets wilder. Mirissa's beach is lively at night, and Weligama is the most built-up stretch.
