How much is land per perch in each south coast town?
The table shows every live plot of land on Perch & Acre on 4 November 2026, by town. We give the range rather than a median because no single town passes our publication rule (at least 8 plots, and no agency supplying more than a third of them). Rows held for review and one listing with an obvious price error are left out.

Live counts change daily; each town page shows today's figures. A few plots listed as land include an older house, which lifts their price per perch.
Why do prices per perch vary so much within one town?
Three things explain most of the spread:
- Distance to the beach. Beachfront and "walk to the beach" plots carry the premium. Mirissa's live listings are all beachfront, which is why its whole range sits above LKR 3.9 million per perch.
- Plot size. Small plots (under 20 perches) are priced higher per perch than an acre of the same land, because more buyers can afford them.
- What you can build. Paddy land, the coastal setback and steep slopes all cut the buildable area. A cheap paddy-view plot is often cheap because part of it cannot be built on. See can you build on paddy land and the coastal setback rules.
What did the larger 3 November snapshot show?
Our snapshot of 3 November 2026 covered more plots per town: Ahangama 47, Galle 24, Mirissa and Midigama 13 each, Unawatuna and Tangalle 10 each, Dickwella 9, Habaraduwa 8. Even there, no town passed the publication rule, mostly because one agency supplied more than a third of the listings. The coast-wide median of LKR 907,856 per perch did pass (160 plots, top agency 28%). Method and table: south coast land prices.
How do I turn a price per perch into a budget?
Multiply the price per perch by the surveyed extent, then add 5% to 7% for stamp duty, legal fees and survey. A 40-perch plot at LKR 1 million per perch is LKR 40 million before costs. The full breakdown is in stamp duty, legal fees and the real cost of buying land, and the perch converter turns perches into square metres or acres.
Frequently asked questions
What is the average price of land per perch on the south coast?
The median asking price was LKR 907,856 per perch across 160 plots in our 3 November 2026 snapshot. A median is more useful than an average here, because a few beachfront plots at several million rupees per perch would pull an average up sharply.
Which south coast town has the cheapest land?
Among live listings on 4 November 2026, the lowest asking prices, under LKR 600,000 per perch, were for inland plots near Galle, Unawatuna, Thalpe, Habaraduwa, Koggala, Midigama and Tangalle. Cheaper land usually means paddy views, a longer walk to the beach or a larger plot. Compare towns in best areas to buy land on the south coast.
Is land in Hiriketiya more expensive than in Ahangama?
On live listings, yes: Hiriketiya ran LKR 2.2 million to 2.8 million per perch against LKR 0.8 million to 5.5 million in Ahangama, where the top of the range is a beachfront plot at Kabalana. Both samples are small (3 and 4 plots), so treat them as a guide, not a market price.
Are asking prices negotiable?
Usually. Asking prices are what sellers advertise, not what buyers pay, and Sri Lanka publishes no transaction price index for the south coast. Agree the price per perch, then fix the total against a fresh survey plan, as set out in the 8 steps to buy land safely.
Can a foreigner buy land at these prices?
Not freehold. A foreigner can take a lease of up to 99 years, usually for a single upfront premium close to the freehold price. See can a foreigner buy land in Sri Lanka and the 99-year lease explained.
