Land in Arugam Bay is advertised at LKR 755,292 to LKR 5,543,333 per perch (asking prices, November 2026, 3 live plots on Perch & Acre); here is what is for sale.

Arugam Bay, in Ampara District on Sri Lanka's east coast, is the island's best-known surf town and the venue for most of its international surf contests. It is a crescent bay about 4 km south of the market town of Pottuvil, with Main Point at its southern end and a chain of breaks from Pottuvil Point in the north to Okanda in the south. Its season is the mirror image of the south coast's: the waves and the visitors come from April to October.

When is the surf season in Arugam Bay?

The main surf season runs from April to September, when the east coast is dry and the south-west monsoon is hitting the other side of the island; the town is busiest around August, and October and November can still bring good days with fewer people. From December to March the lagoon runoff clouds the water, Main Point rarely breaks cleanly and many businesses close or slow down. The east coast's rains come from October to January. For a buyer planning to let, that means a lettable season of roughly six to seven months, the opposite half of the year from Ahangama or Weligama.

From Colombo an overnight air-conditioned bus reaches Pottuvil in about 7 hours, and private transfers from Colombo or the airport take most of a day. Domestic flights land at Batticaloa, about 100 km north of Arugam Bay in a straight line. Visit in season and again in the quiet months before you commit.

Coastal zone, paddy and state land: what to check in Arugam Bay

Three rules apply on this coast. The coastal zone runs 300 m inland from the mean high water line, and up to 2 km inland around the mouths of lagoons connected to the sea; building in it needs a permit under section 14 of the Coast Conservation Act No. 57 of 1981. Paddy land cannot be filled or built on without the written permission of the Commissioner-General of Agrarian Development (Agrarian Development Act No. 46 of 2000). And much rural land in the east is state land held under Land Development Ordinance permits or grants, which cannot be freely sold. Arugam Bay has a lagoon right behind the bay, so much of the land near the beach and the lagoon is inside the coastal zone. Ownership has been contested here: in 2019 residents protested a construction near the beach on land they said belonged to the Coast Conservation and Forest Departments, and in 2020 an archaeological survey of the Muhudu Maha Viharaya lands in Pottuvil drew protests. Ask your lawyer to confirm that the land is private, that it is not claimed by the Forest Department, the Department of Archaeology or the Coast Conservation Department, and that it is not a Land Development Ordinance permit or grant.
